This guide summarises closed-deal context in ₪ per square meter for the neighborhoods on our homepage, compiled 24 September 2026 from Tax Authority–based aggregators and Israeli press (Globes, TheMarker, Ynet/Madlan, Bizportal, DiRobot, WizBid, Nadlanist) — never invented figures.

How to read the table: rows are sorted cheapest → most expensive by published closed ₪/m². Dual-source cells are averaged to the nearest ₪100; single-source and weak cells are flagged. Room totals use Israeli rooms (3 rooms ≈ 2 bedrooms). Asking listings are often higher than closed deals — we label the difference when sources allow.

FAQ

What’s the difference between this page and the rent page?
Rent = monthly asking rents by Israeli rooms. Buy = sale prices, preferably closed-deal ₪/m². Same city, different market.

Are these asking prices or what buyers actually paid?
Primary cells are closed deals (Tax Authority / Madlan-cited press and aggregators). Asking-only figures are labeled and not dual-averaged into closed medians.

Why is Neve Tzedek so much more expensive per m² than Jaffa?
Micro-location, stock mix, and scarcity. Neve Tzedek also has very few closed deals per year, so its median is volatile.

Do you update every day?
We re-pull sources on the same cadence as the rent pack. A displayed average changes only if it moves ≥5% vs the prior baseline, or a pending cell gets a first dated figure.

Israeli rooms vs bedrooms?
In Israel, “3 rooms” usually means living room + 2 bedrooms. We keep the Israeli convention on every table.
