This guide summarises closed-deal medians in ₪ per square metre, compiled 26 September 2026 from two aggregators of Israel Tax Authority transaction records (DiRobot and WizBid) and checked against the Israeli press (Globes, Bizportal/Madlan) — never invented figures.
How to read the table: rows are sorted cheapest → most expensive. The first column averages the two sources’ median ₪/m², rounded to the nearest ₪100. Where the two sources are more than 15% apart the cell is flagged weak — usually because the neighborhood boundaries differ or deals are few. Figures are closed deals, not asking prices.

What are the most expensive neighborhoods in Jerusalem?
Among the neighborhoods on this page, German Colony (≈₪51,200/m²), Baka (≈₪48,600) and Rehavia (≈₪48,300) have the highest closed-deal medians; Rehavia and German Colony are flagged weak because the two sources differ by more than 15%.
Where are the cheapest neighborhoods on this page?
Pisgat Zeev (≈₪25,700/m²) and Gilo (≈₪29,500/m²) are the lowest, followed by Ramot and Kiryat Yovel at about ₪35,000/m².
Are Jerusalem home prices going up or down?
Mixed. CBS measured −0.4% for the Jerusalem district in June–July 2026 but +1.1% over a year, and a 2.9% fall in resale prices in Q2 2026. WizBid’s median ₪/m² is about 1.8% lower over the latest 12 months.
Why do the two sources disagree for some neighborhoods?
The aggregators use different time windows and neighborhood boundaries, and in small neighborhoods a few luxury deals move the median. We show both figures and flag gaps above 15%.
