Make two budget lines: recurring monthly costs and cash needed before moving in. A refundable deposit belongs in the second line, rather than being confused with ordinary rent.

2. Am I comparing the same kind of apartment?

5. Is the advertised apartment available for my dates?

Ask for the precise move-in date, minimum stay and whether the photographs show the unit being offered. For furnished homes, request an inventory. For remote searches, ask for a live video viewing of the specific apartment and building entrance.

6. What supports the asking price?

Bring three genuinely comparable listings to the conversation. Ask whether the owner can adjust the rent, move-in date, furnishings or agreed repairs. A specific request is easier to evaluate than a general claim that “the market is falling.”

Any concession should appear in the written agreement. A promise made during a viewing is difficult to budget around.

7. What happens after the first year?

Ask how renewal pricing will be determined, which costs can change and what the proposed exit arrangements are. A first-year discount is only one part of the decision if you plan to stay longer. Have unclear contract terms explained before signing.
